Posting Rules

What you can and cannot post on IDAKADAM, and how to write a listing that sells.

Last updated

These rules keep IDAKADAM useful and safe for everyone looking for property. Every listing must follow them. We may edit, move or remove listings that don't, and repeated or serious breaches can lead to account suspension under our Terms.

1. Only real estate

IDAKADAM is for property only: houses, apartments and other homes, land, commercial, industrial and hospitality property, and new developments. Listings for anything else, such as vehicles, phones, household goods, jobs or services, will be removed.

2. The basics

  • One property, one listing. List each property once. Don't repost it to push it up the results; use a Bump up promotion instead. A development with many units may be listed as one project.
  • Right type, intent and location. Choose the property type that fits, say whether it is for sale, rent, lease or short stays, and give the district and town where the property actually is.
  • You must have the right to list it. List only property you own, or are authorised in writing by the owner to sell or let. We may ask you to show this.
  • Real and available. Mark the listing as sold or let, or remove it, as soon as the property is no longer available.
  • Honest price. Show the real price in LKR, or leave it empty for "Price on request". Say clearly whether a land price is the total or per perch, and whether a rent is per month. Don't enter a fake low price such as "1" to appear first.
  • Accurate details. Give the real land size (perches, acres), floor area, number of bedrooms and bathrooms, road access and the type of deed. Don't hide known problems such as access disputes, flooding or unapproved construction.

3. Photos

  • Use real, recent photos of the actual property. Architect's renders are only acceptable for new projects and must be described as renders.
  • No photos copied from other listings or websites, and no watermarks or contact details over someone else's photo.
  • No photos that identify other people, or show the inside of a home that is occupied, without their consent.

4. Title and description

  • Make the title describe the property, for example "3-bedroom house, 12 perches, Peradeniya". Not "URGENT!!! CHEAP!!!".
  • No keyword stuffing, lists of unrelated towns, or excessive capital letters and symbols.
  • Keep contact details in the contact fields, not in the title or photos.

5. Not allowed

You may not list or promote:

  • property you don't own or aren't authorised to sell or let, or property that does not exist;
  • listings designed to collect deposits, "booking fees" or "registration fees" before a viewing;
  • state land, reserves or protected areas that cannot lawfully be sold or leased;
  • property offered in a way that breaks Sri Lankan law, including restrictions on sale or lease to foreign nationals;
  • "wanted" posts, investment schemes promising fixed returns, pyramid schemes, lotteries or gambling;
  • loan, mortgage or financial offers that require a licence you don't hold, or that ask for upfront fees;
  • listings that refuse buyers or tenants on the grounds listed in our Equal Opportunity statement;
  • content that is hateful, discriminatory, threatening or defamatory.

6. Agents and developers

Agents, agencies and developers are welcome. Use a business account so people can see you are not a private owner, keep each listing to a specific property or project, and don't post bulk duplicates. Agents must have the owner's authority for every property they list.

7. What a listing is not

A listing on IDAKADAM is not a check of ownership, title, approvals or value. Buyers and tenants should always have an attorney-at-law check the paperwork before they pay anything.

8. Reporting a listing

If you see a listing that breaks these rules or looks like a scam, use the Report option on the listing or profile, or contact us. Read our Safety & Security advice for tips on spotting property scams.
